It can be frustrating, which i know first hand. if you simply cannot win a bid then maybe look elsewhere or focus on properties that have been sitting for sale for a while that other people have taken their eye off of.

So, I simply do not want to be misled and then surprised when I can not get funding.  

Borrowers like this lose all credibility with me and I have no faith that they'd hold up their side of the bargain even if they came up with a good plan that was a win-win.
