There are tons of electronic signing services like DocuSign, Right Signature, AdobeSign etc.

I'd focus 100% on service.

forced appreciation is an artificial increase in value realized when the property is sold; there are a number of things you can do to improve the property,  new appliances and services for tenants,  obtain an upgraded appraisal, increase rents, upgrade tenants, and coin service laundry machines. 

I service about a dozen investors and they keep me jumping! 

You should account for: maintenance, CapEX, vacancy, PM, debt service, insurance and taxes.

I also think it’s against the rules of BP to advertise these services.
