Hi, see http://www.usa-nra-tax.com/setup.html which addresses this point, you can use a) if your country (see http://www.investor-realestate-accounts.com/wiki/InformationForForeignInvestor) has a tax treaty,  b) if sending W7 with filing, h) if asking for ITIN to obtain mortgage.Caveats apply so let us know what you find.

The seller hopes the buyer (gets pregnant) on the deal with tens of thousands of dollars spent or more and also if they have a 1031 exchange they can now be stuck with the choice or face a big tax penalty.If a seller does not have a full file ready to go the minute they go under contract then either the seller, the listing broker, or both are incompetent or they are trying to hide something  and commit unfair dealings by pulling one over on a buyer.

looks like you no longer have this issue.But in the future if it happens again what's been mentioned so far - screen the new tenant, fill out application form, collect app fee, and have all existing tenant sign.IN ADDITION, make sure the existing tenants and new tenant understand, and include into the addendum if necessary, that all claims, damages and deposits are shared by all tenants from this day forward.That means if you see a broken window and need to charge them for repairs tenant C can't say oh it's broken before I moved in.Or if tenant B moves out and six months later you charge a deduction in the security deposit on a hole in the wall behind the couch he says the hole wasn't there when he moved out so it's not coming out of his deposit.At the end of the lease when you refund the deposit it will be a check to "A B and C" jointly regardless of who might be there or not at the end of the lease.

@Pandu Chimata ,The gain on the sale of the property is not taxed until your 2018 taxes are due in 2019, but if you made a significant profit, you might want to ensure that your W-2 withholding, if you have a regular job, is enough to cover the extra taxes you owe on the profit or make estimated payments so that you dont pay any penalties for underpayment of taxes you owe when you file your taxes 2019.
