The property is a 4 unit two-story building, new roof in 2021 2 new water heaters and HVAC units replaced in 2019 three of the four units are rented by veterans leasing under the section 8 program, one unit is left vacant for showings but has people waiting to rent said unit for 1050 a month it does have a HOA monthly fees calculate to 1000 dollars annually.

I personally would choose the fourplex because I have found that the less roofs and all the things that come with them the better off you will be.

We added a bathroom to the second story, new roof, new wiring, new duct work, all new plumbing, re-framed the second story, etc.I have before and after photos of the flip and can link to the sold listing if anyone is interested in looking (not sure if that's OK or not).

Every piece of property I own is a multifamily except for my primary residence and vacation home...The proof is in the pudding, multiple units means multiple checks coming from that piece of property while you're only paying one tax bill, maintaining one roof, one yard, ect...At the end of the day it's all about the numbers, but in my market at least, having multiple tenants under one roof proves to be the most profitable.
