Then I would discuss if either partner would have an active role in doing the work.

Done and DoneThere's a lot of sub items to the above but as a typical home client your role is to provide direction for the design and construction team and to make sure everyone gets paid for their work.

If you do decide to go bigger maybe consider partnering with an experienced operator to where you can take on a GP role and provide resources that you have with capital in the deal.

Some are pages upon pages of their business strategy, who and how and what, roles and authorities for every person/position and so on. 

The first section about envisioning what you would retire to is a really worthwhile exercise.

All of this plays a huge role in the number of offers you need to make to land a deal.

Then finally I would say it comes down to pride, they want to be keeping up with the Joneses so to speak.Though 2 of the 3 items shouldn't play a major role in buyer's decisions, I find they definitely have an adverse effect on their purchase.
