I have a partner in New York who will build it all cash, my GC fee I take $25k that I'm putting into the equity stack so we build at cost because they are building all cash and I'm a 35% partner based on deferred GC fee and cash and license as an agent to push the distribution higher.

The mentor/instructor that is local has their reputation and local business relationships at stake.  

Specifically, I'm interested in pursuing a cash-out refinance to leverage the equity in my investment properties.If you know of any reputable financial institutions in the area that cater to investors like myself, I'd greatly appreciate your recommendations! 

I found much greater success cultivating relationships with my local brokers/agents and consistently reviewing material online. 

Who does these (not looking for specific companies), is it accountants, lawyers, agents, and/or contractors? 

Couple that with a market that you do not know, local vendors that will upcharge substantially because you're dumb money from out of state, and let's just call it what it is - you are blindly trusting strangers - agents, turnkey providers, contractors - that will make money if you buy a house in their market.
