Your best option is creative financing techniques like lease options and sub 2's and niches like wholesaling.

However, if you read every post in the wholesaling forum, spend a few hundred dollars with the right marketing techniques, and implement everything you learn in the wholesaling forum, then you may be able to replace your income by July.If, after studying the wholesaling forum, you are still determined that this is what you want to do then don't get in a rush.
