They have given me a bit of their background, experience, and some previous deals the KP has completed a full cycle on.

I do not recommend this route unless you have a solid exit and experience. 

I want to enter Originations with more experience and a solid book of business with guaranteed deals.

The attorney specializes in estate planning, but has quite a bit of experience dealing with such situations.

I attended seminars, joined meetup groups, and regularly invited local professionals for coffee to learn from their experiences.

Basically, befriend someone with experience, read the book on estimating rehab costs by @J Scott to get a ballpark, and get reps.2.
