For showing the property, I would contact a RE agent in the area and inquire about a flat fee for each showing or possibly a % of the first month's rent for showings until it is leased.

It sounds like there’s not a “fee” for moving out before the two months, you just owe the two months of rent, it’s not a fee, it’s rent you owe.

LTC only includes purchase + rehab, not any holding costs, interest, fees/closing costs/etc., which you would also need enough funds for.
