Remember that houses require a lot of upkeep as they actually depreciate and If not properly maintained many properties can be worth less even with land values increasing significantly.

If not, immediately change your lease so it is proper for the next tenant.

Congrats on getting a deal, even though it may seem overwhelming, it will be much easier once you involve the proper professionals. 

I would not wait for the weekend and request a several week extension and they should have no problem giving it so you can get this sorted properly.
