You get niche, sponsor and geographic diversification....better blending a portfolio into some of the more promising sectors, good risk adjusted track records and promising future trends.You mention risk, but selling everything and putting it all into one property seems like a far riskier strategy and having a hybrid approach to investing is an interesting way to look at things.

If a wholesaler has promised the seller a quick closing, and he/she gives every serious buyer and "tire kicker" a 2 week due diligence period with a $100 deposit, that wholesaler is doing a disservice to his/her seller.

Yea we tried an fha last year got into a promising contract (we were using a IDA to fund the closing and part of the down payment) on a short sale n a big bank decided to throw in one last request (to the sellers) at closing and they wouldn't budge with the seller on it so the seller got up and walked.
