They may be able to determine at what cap rate they paid after the sale but it is of little use because they have no clue what the rest of the market players are paying.If in Indianapolis office building are trading at 10% cap but in San Francisco they are trading at 5% then you have to ask why knowledgeable investors will pay $1,000,000 vs $2,000,000.

Even 300 is on the lower end compared to the big players so in addition to mailers i am making cold calls and networking anyway possible during the day.
