The actual title insurance premium is set at the state level by the title insurance companies, so you won't find any difference in pricing there. 

So unless it is just cosmetic stuff, they most likely won't lend on it.I will also say that Multi-Family is tough to make work out here as well, because of the competition, as @Maria Bakaj mentioned for rehabs there are just a lot of investors and big players willing to pay premiums or cash, so it is hard to compete at a fair price. 

That leaves traditional wholesalers who are asking premium prices on flips or don't actually have a deal.   

You can of course edit this model to fit how exactly you plan on purchasing and what specific property type you are looking for.

Right now homes are selling at a Premium, At least in my area.

When you buy existing you are buying an income stream but you will pay a premium right now.

If they bring up the premium before going ALL coverages, call the next shop.Hope that helps.

Not only will you pay the yearly premium ($500-$700), you'll also have to pay the service call fee each time they go to the property (in my area this is typically $75) regardless of whether they repair or replace the item that is having an issue.

Most PM's are going to charge a premium for managing properties in rougher areas. 

@Josh Schmitt Good multi-family homes are pretty hard to come by right now, and a house with a MIL is also selling at a premium.
