I would suggest finding someone in your local market that is a master at the niche you’ve picked and inviting them out to lunch.

However, she will sign a new lease with us, have a rent increase, and be required to stop smoking in the garage, clean-up all clutter in the yard, remove an unauthorized and poorly built deck, and adhere to the 2 vehicle parking rule.

Of course I usually have many offers to pick from and negotiate with.
