I know the general basics of the market, the business model, etc, but I was hoping to take my knowledge to the next level.My biggest goal right now is to own a rental property before I graduate college (currently a junior in high school).For context, I love reading books about investing and personal finance (I have a very solid foundation of knowledge built up) and I currently have a portfolio of about 11k between stocks and crypto.

I would personally stay away from the downpayment assistance programs as they have many strings attached.

But one point that wasn't made ... if a storm comes through, and even if YOU don't make a claim but most everyone else does, YOUR rates will still go up too. (95% of the time) Because they gauge the rates not only by personal details but also by the claims in that coverage area/zip code.

I agree with the others that three months is way too long and indicates something is seriously wrong with the marketing.You (or the person marketing the property) need to really study the market and look for comparable homes (location, size, amenities, quality, price, etc.).

I personally purchased my most recent home with an assumable loan that has a 3.08% interest rate and it is saving me THOUSANDS every month on mortgage payments and additional principal debt paydown!
