Especially, if that property is only 6 minutes further (walking distance) to the metro station, but it yields a better return for families in terms of schools for their kids; that is an intrinsic value to them as a parent, and to you as an investor targeting that market. 

Almost a year ago I bought my car after almost 2 years driving my parents car around and have a car loan.

I currently do not owe a house, but my parents have thought about doing a HELOC (home equity line of credit) to help me buy a side-by-side duplex. 

If you have friends and parents of friends that are willing to spread the word for you, that will significantly shorten the months it takes to get going.

I talked with my parents and they are not really on board, although they have no experience and are not interested in real estate at all. 

I do have enough money saved up from working and investing for a down payment on an FHA loan for a house up to about 125k (could probably get around a decent 3-2 house in my area for that price), and I’m sure my parents would co-sign with me if that’s what I decide to do.
