I officially licensed the back unit as a short-term rental and rent it out on Airbnb and it has at 4.9 rating.My question is regarding whether or not to keep it based on a major repair that needs to happen.

@Peter Yeh  Yes, per your attorney, you can always object but your objection, at least under this provision, would be outside the terms of the promulgated language.

I also have language that I can solve schedule issues by buying material directly and hiring other contractors and all those expenses come out of the contract amount to the delaying contractor.

I would ask your attorney for details on this, but theoretically, wouldn't official, sworn testimonies or affidavits from your tenants stating that they complained to the seller about these issues and he acknowledged them, etc...
