If you can get over the hurdles of obtaining the loan, you may want to owner-occupy the property, find a long-term renter, which shouldn't be a problem, or rehab and flip... but I would recommend buy and hold.

The article basically says that baby boomers will be releasing their owner-occupied homes into the market, dramatically impacting supply.

The laws are different and more lenient when the property is owner occupied. 

My concern is that the policy is listed as a homeowners policy and being owner occupied.

Fully occupied but no lease in place.
