Looking at a 5 unit condo property that should really be a 5 unit multifamily.

So for now I am striking out on my own. 

Purchase price: $550,000 Cash invested: $150,000 Purchased and completely renovated a 10 unit building in North Carolina.

I did have over 200 section 8 houses as I drank the cool aid way back when .. but geesh now we just stick to A class and live with the 4 to 6% returns and no drama and no destroyed houses.. its more than just the tenants its also the neighborhoods were crime is real etc..

Now the line he is telling us is that we should not worry about cash flow, and if a little cash flow is what you're after then they don't want you as a customer.

I understand that every office is different but wanted to get a feel about Fayetteville's.
