However, in my one time getting an improvement loan, many years ago, I just needed to show the improvements already in progress or completed, and the auditor was satisfied.2) This is a new loan against the property, not necessarily with a favorable interest rate, so you're going to kinda hope the rental income covers at least most of the additional debt service.3) See your tax professional, but my understanding is that interest payments are not quite as deductible as they once were, so it won't be quite as beneficial against high taxable earnings.4) I believe the 203K loan is not available to apartment buildings with more than 4 units.

I don't want to low ball an offer but I don't want to pay higher than market price either (even if the ROI looks promising) so I am trying to come up with a way that would be beneficial for both parties.

I'm arguing that my return on equity (ROE) is 7%, which it is, and I'm ok with that vs stripping all equity with cash out refi's and putting it in mutual funds/The stock market.

It may beneficial to shop to find the lender with the lowest junk fees, but there is really no benefit to having multiple pre-approval letters.
