The goal is not to win the  suit but simply put pressure on the Seller by stopping any other transactions.

As you pointed out, the residents are a little resistant to growth, meaning that there will be pressure on the government to delay or refuse to permit housing starts.

The only time I got talked into 50% down (leaving for a business trip out of country and under pressure to hire) was when I got screwed royally.Bottom line: contract it out and dont go with the cheapest guy either.

Of course with all this rental inventory coming on the market, it could have some downward pressure on rental rates.  

If the rusty spot is relatively close to a box, this isn't too bad, but if there's one rusty spot in the middle of a run, it can be a pain in the butt.For the Cat6 outlets, you'll probably have to use electrical boxes that mount on the surface of the walls. 

Why install multiple can lights when a single surface mounted ceiling light will do the trick for 10% of the cost, unless you're going for a high end look of course?

I see owning rentals in a college town like any other business model, you need to understand it and become good at it.Students move in and out in a 2-3 week timeframe, putting a lot of pressure on turning units in a short period of time. 

Cashed my first 24k check yesterday from selling a rental that I had already made over 11k on in 20 months.If you are doing something different there will be intense pressure to dissuade you.
