I'm looking for LTR seller / owner finance deals that require $10k or less in down payment and that don't need much rehab (at maximum light rehab).

.$200k seller financed at 10% interest. $100k down payment.Repair costs: Est: $88,000 Budget: $106,000Roof/gutter repair, landscaping, parking lot repair, electrical repair, Interior work including bathrooms, drywall, mold remediation.After repair value: $900,000The plan is to do a 50% cash-out refinance.

Also I want to say, it's not just syndicator that is problematic , but non-bank lender is also problematic.I believe there would be more scrutiny and regulation in these two aspects: financing and syndication, this is like 2008 to subprime.
