I previously worked with a contractor to help with permits and drainage since there’s a possible wetland issue, but unfortunately things fell through between us and I didn’t make progress. 

The real question for you is, will the DST separate the ownership without making you sell it?

I wanted to avoid all that since that (i am assuming) will make things complicated for me not to mention the timely payment of rent.i am in Chicago cook county and in loop..

I know that this is how most money is made in real estate by trying to force equity into the property, so I hope to be able to have time for it one day soon.

I've never really needed to because I've always had enough money to fund things myself but I am shifting into flipping and land development and new builds. 

I hope to make a bit more on deals, but not loosing money with a huge learning curve is a positive.

How much money or how many partners do you have? 

I'm pretty sure you can do BOI filings for free on the FinCen site.However, our CPA recommends possibly using a third-party service because many of them may make changes/updates (e.g., your address changes) easier.
