Being new to this biz, there is a lot of fear and trepidations associated with the "right" deal and a network of lenders, agents, contractors you can trust.My strategy at this point is 1, put my money to work for me, move my money into a real estate/ self directed IRA and then work into the fix and flip side of the business.

it's crazy to tie up a million cash to build a duplex. you can leverage that and build so much more units. ohio is one of the cheapest markets in the country to build and I'd pass on this deal if it's a million which I'm assuming it is of cash, with that amount of money you could be the majority partner in a 50+ unit deal with non recourse debt on a HUD 221d4 loan and have more than 50% equity. super low risk, urban core, non suburban deal in Columbus Ohio.

I believe the OP said earlier in the thread that the neighbor has another STR on his other side too… maybe he’s had trouble with guests and a rotating cast of strangers beside him daily and he wants to ensure the misery is more evenly distributed… I would hate to have a STR on both sides of my house.
