In Georgia, you need to be an actively licensed sales person for 3 years to become eligible to be a broker but that doesn't mean you can't take all the necessary courses and exams prior to the 3 years. 3 years happens pretty quickly and the knowledge and expertise you will gain from others will pay off quickly when the time is right to open your own firm.

I haven't heard of a new gas stove that doesn't require a 110 outlet in a long time so I had to look it up - imagine my surprise to see that GE makes a cordless model that takes a 9V battery for the ignitors.

Property management is also not a terribly lucrative business model either unless you have it connected to a brokerage and you have other companies integrated with it like HVAC, plumbing, etc to funnel more business through it.

Generally though when lots of investors are involved and each has an opinion and a voter share right it can become a nightmare with lots of infighting with what to do with a property if a problem arises.So whether people find DST's favorable is really situational on what the investors deems important considerations.Most regular syndicators do not take 1031 money as they have to run the TIC or DST models.
