They are right to request that, whatever else they are doing wrong.In MA you also have to calculate the depreciation of the item in the damage if it gets in front of a judge…say the dresser was 10 years old “and in like new condition” doesn’t matter you can’t get a whole new one you have to use it’s useful life.security deposits are the tenants money until proven otherwise, so the burden is on you to itemize and document in court.

I am plumber from massachusetts as far as things to discuss with the plumber go just make sure you give him a solid time frame that is agreed upon by both parties and make sure you know the answers to his questions. for example finish work like what kind of faucets, what color toilet etc. the little things is what slow the process down.
