Your thoughts and suggestions are greatly appreciated.Leticia My view is AB1482 requires you to negotiate with tenant any significant change of lease terms (loss of garage definitely a change of lease terms, loss of yard and construction zone may be change of lease terms) and your tenant can likely block your efforts.  

It’s a fairly sophisticated operation, with an unusually long time lag between first identifying the unclaimed funds, tracking the beneficiaries, obtaining a contract from said beneficiaries, gathering all the documents needed for “proof”, dealing with numerous government agencies, and finally hopefully having your client receive the funds and you getting paid.

From an appreciation perspective, over the long-term I don't think one will necessarily outperform the other by a significant margin.

I am not sure why realtors coordinated fee structure has lasted this long without being challenged.

Hi Robin,I do a fair bit of business as a lender in South Carolina; a lot of short-term rental investors tend to focus on the Charleston & Myrtle Beach areas, but if you are looking for properties that are still reasonably priced and don't mind some renovations, Columbia can be a great choice 

They also changed their terms prior to closing.
