And if your rehab isn't touching literally every surface and system in the property, you will likely have some big bills coming (roof, HVAC, kitchen and bath, windows, water heater, decks/fences, etc)

This is literally asked weekly if not daily. 

It's well known by market investors, myself included, that there is manipulating factors at play that are being left to very literally "own" the market and they have such trading frequency that they make they make the market.

I have literally been shot at (intimidation shot, but in my bodily direction) and they never even gave me the option to file charges.

It's obviously ridiculous to EXPECT that a property has no maintenance at all, nothing breaks, nothing wears out, nothing at all for 4+ years, I don't even expect that in new construction units, it's why warranties exist, very literally.
