Possibly the underwriter was lazy?  

Since humans are inherently lazy, that's not very difficult to do - but it involves more than scanning Realtor.com for 10 minutes each day and asking BP members if something is a good deal. :)PS: Do not take the title of this post to mean that past performance predicts future performance.

I immediately contacted my agent and said that I wanted to get an offer on the table to at least the listing agent by that afternoon, in order to avoid what would surely be a rush of offers on Black Friday and throughout the weekend. 

Many landlords will ignore problems or put off doing a needed repair because they don't have the funds to do it (or are just lazy).

You could offer them to end the lease early or they immediately stop being lazy and care for the dog.

Good Afternoon Irfan,The short answer as to "fully level" and ARV.

Especially Friday night and Saturday morning going uphill and Sunday afternoon/evening downhill.We've been hit pretty hard with foreclosures, so lots of inventory on the market.

The realtor probably ended up saving you a whole afternoon of pointless running around by simply calling like that.

I have utmost respect for this personality, and they deserve every dollar plus that they make, I have no intention of it though, doesn't fit my elegantly lazy personality.
