I've been using the same company for five years, but the last year or so has been a steady downward spiral of bad communication, poor service, and now almost zero effort on rerents of vacant units. 

My first property was in Metro Detroit and we sold last year when I moved here for work.  

We provided the fix and flip financing for my client who bought this home in Anaheim, CA last year for $368,000.

As a serial IT entrepreneur and RE investor, I was interested in existing scientific approaches for the last 4 months.

I did not have this trouble last year, the first year it was available, as the 3 units were rented pretty quickly last year.

A special assessment should only be used as a last resort. 

The title of my last post seemed as if I was offering a service so I reposted.

My last piece of general advice would be to take each step of the process of purchasing a property and break it down into sections.  

The purpose of this post is to recognize several people who have helped me move forward during the last year.

I keep them all in an excel file where I mark who called back, who's interested/not interested and the last time we were in contact.
