I just bought a multi family property in Syracuse, NY and one of the tenants is a real issue.

So I guess part of my thought was that if I purchased the house now, I could potentially try to sell it for more later since it wouldn’t be a “forced” estate sale and be more valuable to a larger investor.  

This could potentially get around that issue.

You want a desirable location plus with minimal sloping/grading issues and minimal trees.

It's a 100 year old home so there may be continual issues. 

From my experience so far, Airbnb never failed to cover any issues I had caused by guests. 

The 2021 cap rate at that price was 3.5% though I expect lower now with issues and current expenses.

The downside of buying cheap houses is the lack of appreciation they have and having to pay for the same cap ex issues over 10-15 years.

Housing in the NYC area is obviously more expensive and will likely require a larger down payment.Thanks
