It was built in 1950 and is a 4/2 bath, It was originally a 2/1 and the owners added on 2 more bedrooms, 1 bath and a kitchen.

So if the wall comes down it is going to screw-up the floors,  and I would probably end up having to redo the floors in the entire house or at least in the living room, dining room, kitchen and hallway.  

The kitchen and bath were renovated recently.  

Called one bank and they said I needed a functional kitchen and bathroom.

All new hardwood, kitchens, and paint. 4 year old roof. 

I'm including a couple of pics below (starting with a completely gutted 10x10 space): one is the kitchen I designed using the app, and the other is the actual finished product.At a cost of less than 10 bucks for the App, it's worth spending a few hundred on an iPad if it meets your needs!

Kitchen before 

When listed on MLS afterward, interior photos showed that the kitchen had been stripped bare (no cabinets or appliances or sink), and even the hardwood flooring was removed!

Rehab needed for rental – need to finish previous work started by owner, finish tile countertops, finish trim, install flooring in 3 bedrooms and kitchen, replace broken glass on 1 window, paint interior, install new door to closet, paint exterior, repair exterior wood rot, install new dishwasher, install new oven, install new microwave, clean/clean/clean (pets urinated throughout home).

The rest of the house looks really good, accent walls painted on the transition from the living room to dining room and kitchen.
