Although it was his to begin with so I don't understand that.The home is is great shape besides the roof, the slight leak in the A/C, indoor paint, and the kitchen laminate  floors bubbling up due to a fridge leaking but nothing serious. 

I was in a similar situation, where we bought a house for $5K, turned out to be a POS,  and I just flipped it on CL for $10K.. if I was smarter, I would have done the painting and put in appliances and sold it for $20K! 

Why no appliances? 

If any one person out there can guarantee their ARV, and rehab estimate 100% let me know because I will buy through them with everything I have and sell my kitchen sink and car then get my friends to invest in me to get more properties through them lol. 

Just minor rehab repair - not gutting out kitchens.

The kitchens and bathrooms look dated, so you might consider forcing appreciation.

The problem that we are finding is that they have added a lot of work to the house that doesn't seem to be permitted (new kitchen, 2 bathrooms, and the addition).

However, during this rehab process, one of my units (the property is a duplex) had LOTS of mold in the kitchen.

The changes that need to be done are cosmetic - bath, floors, kitchen. 

To make matters worse, I ripped out the old kitchen including the sink and stove so that makes it not technically a home I am told.The house is in central NJ by the way.
