Then go thru second negotiation to get seller help towards repairs.I think one of the keys will be to be very transparent from the beginning that I'll be asking for seller help on repairs down the line.Has anybody else used this approach?

Pay them down over the course of my life, and retire, and use the monthly income to pay my retirement, and sell when needed.I will seek out properties in key areas of the country that allow for families to rent, that are affordable (middle of the market), and can easily sell in 40 years time.

So you want to see a 3 bedroom below $120k if its turn key ready.
