Never let fear of vacancy cloud your better judgement.

Judge went on vacation then came back a couple weeks later and gave a final judgement.

We submitted proposed judgement and findings mid September 2018.I'm still in home - husband paying mortgage and bills through temporary orders. 

This means lender cannot collect a deficiency judgement in the event of a judicial foreclosure.

I want it to be difficult to collect if they get a judgement.

I think that if the tenant uses bad judgement in small situations they will use bad judgement in big situations.

If you are "concerned/worried about driving the area-- just call that area a D.It's a judgement call.A fish knows his own pond best (who and where to avoid on a micro scale) and some people are loads tougher than others, making a D a good fit for them.But for the more mild mannered ones, even a C might be to much.

Conversely, you are not allowed to provide benefit to the IRA such as the provision of free services - which would essentially be non-documented contributions to the IRA.If an IRA directly holds several properties, a judgement against one property could look to other IRA held properties for satisfaction - though with quality landlords insurance this is unlikely.
