Look at the filing fees and if you have a day job time off and decide if you will make more then it will cost.  

Next time it will be job loss, or unexpected car break down, or job loss, or on and on and on.The REAL question is are you going to manage your business in a professional manner by following and enforcing the terms of your lease or are you going to fall for every sob story a tenant gives you as an excuse for violating the terms of their lease?

Of course the forums are helpful when you have specific questions but the podcasts do an incredible job of providing exposure to all different avenues of real estate investing.

Also, does Capital expense come into play if you are still working an FT job and able to save a substantial amount each month?

got under contract for 47,000 in Cedar Rapids but missed a few things first time through. it's on a slope concrete block foundation small kitchen is added on and no foundation at all.floors are not level the floor plan is all wrong it's a 1900 build don't think it had indoor plumbing originally. so total gut job. might add I'm using hard money on this.now the good points it's on a1.13 wooded acres lot, and houses in neighborhood with 1/4 acres lot about same size age etc are listed around 200k. so any one know of a foundation contactor in CR that does that work?

Then get a good job and be ready to buy when you find a deal.
