Greetings,First possible investment opportunity: Just looking for some wisdom here as this is a little out of my expertise on how to calculate.

Living in a rural community seems to present some opportunities.

They lost their job during COVID and never sought additional assistance.

My reason for being there is they were looking for mid west cash flow and of course I fund a lot of that in my day job.

Does anyone know with the recent Tax Cuts and Jobs act for 2024 if bonus depreciation of 100% has been extended to 2026 for short term rentals? 

@Matthew Anderson- thanks ...good job ...Most  lenders will not  have a cash out refinance  program  that will  have a LTV  above  75% ...you might  focus on getting a rate/ term  refinance done to payoff the hard money loan and cover these costs  and then  try to replenish your remodel costs some other way  ( HELOC on the subject property or on your home )

Focus on markets with strong job markets, affordability, and economic development.

There's too many buying opportunities I come across daily, definitely not saturated in my opinion.
