I'm not trying to be a pain and trying to state it without looking like a troll(very hard on the internet sometimes), but what I was saying is defining hard money is hard, and being licensed is not 100% necessary depending on location.

I don't want to have to deal with the extra equipment, monthly fees and I think every property would need an internet connection and that is more maintenance and expenses.

The only snag that I am running into with the rent is the fact that I don't have the ability to split utilities, so I was going to include water, power, trash, and internet into the rent.  

I believe I have two main options for folks that seek to have internet/cable.

This comports with my college experience, when I slept in a curtained-off den/dining room (complete with chandelier), paying only $250/mo for utilities, internet, and my meager portion of the rent. 

If you rent out 2 bedrooms at $700 each all bills paid with cable, good internet, etc.

A quick Internet search makes it look promising, if complicated, and it might interest @Anita Ahuja, since she says that she already contacted a Houston REIT group that does REITs (even though that particular group didn't do 1031 exchanges).
