Is there anything else I should be asking for before I make a decision?

You must ask yourself, once you figure out who you're partnering with, do I trust these people to make sound business decisions?

Robert, I wanted to add to the other helpful replies...Make sure that you commit to YOUR way instead of having deals dictate what you do in which cases can confuse you and cause you to make bad decisions.

You bought the home for $75k and claimed that as your cost basis, which essentially means you have valued your land at $0, which is incorrect. 2.

For my house, my property manager lets me know the details of the animal, breed,  sex, and size, then I make the decision whether or not to rent to them.I think the bigger issue is the integrity of the tenants.

You are often able to speak with the decision makers (underwriters) as opposed to working with BofA for example where you are just a number.
