You can ask but they most likely don’t have to oblige but any new leases you can incorporate an exhibit in your lease for signage

It's not "hard" in the physical sense, it's just more expensive and therefore pushes your break-even point back further.Lending is a consideration, but not one that should influence your decision of whether or not to invest.
