Always a good idea to ask though!

Hello everyone, I am in the learning and growth phase of my business and I I'm looking to network with some Great people to bounce ideas and come up with ways to help each other achieve success.

Given I’m brand new I’m hesitant to go long distance because contractors could take advantage of you more because you aren’t there to hold anyone accountable.  

Someone I can bounce ideas off of and get guidance from. 

For those new to the idea of cost segregation, it is like getting a free loan from the IRS.

We are in contract with a mulit-unit home (2 duplexes and 1 single family home) on the North Shore of Oahu and looking into the idea of opening up a Group Home for Senior or Assisted Living.

Investment Info:Small multi-family (2-4 units) buy & hold investment.

As an aside, when I ended the contract with that firm, they mysteriously had maintenance fees that equaled the amount of money in my holding account (nearly $1500!). 

While I am capable of holding onto a property like this, I fear for the newbies who have very real risks of not being able to hold onto the property long enough to get out from underwater.Because the buyer of this property is likely to be inexperienced and not know or think through all of the items discussed here, this strategy may put you in a ridiculous position of power for at least the next decade over the buyer. 

I love the idea of not talking to someone and only paying a cut if it works out.
