My concern is whether I should hire a property manager or try to manage it myself.

Handyman fails to finish the job or does it poorly and you're stuck hiring someone else to fix it AND you've lost all that rent you gave away.Rent is rent.

@Kellie Davis It sounds like you are looking to be hired as a contractor for something REI related. 

I know most answers will be "ask your CPA or hire one."

Not sure if you're taking this on yourself or if you're hiring someone to do it, but just know concrete counter tops are challenging to get right, as Joe mentioned.

It is cheaper for a bank to pay a broker for a loan than the bank to hire personnel, have brick & mortar, HR and myriad of other costs associated with a large scale included bad public relations when the layoffs come with the next recession.The price you get directly from a bank is called “retail price” since a bank is like a retail store.The price a broker gets from a bank is “wholesale pricing" since the broker is bringing lender and borrower together. 

Now lending wants to require that I hire out the management.

Between Covid delays for permitting, construction delays to keep bringing the inspector and engineer back in as we found more and more structural issues, then amending the plans and waiting on them to be approved by the city after each amendment, plus a GC I hired that lied about his level of experience and took forever to finish plus ignored every material selection I made and ran with his own finishes that were mostly bargain basement closeout garbage, it took a year and a half to get this from acquisition to stabilized. 

For sure not Ivy league mandatory, but also they aren't hiring from the local community college.
