I've confirmed this with the head attorney for my company, Old Republic.

There's so much that goes into what values of real estate are in an area, and where prices are headed.

Cap rates tend to be lower over there as well but it's a rapidly growing city.

If there were ever a problem, well that's what insurance is for, I'd come out a head on any damage anyway.

There are always creative financing options, but at the end of the day as greedy as the bank is, they still won't give you the money for one simple fact, you are already in over (or at least up to) your head in their opinion.
