I was responsible for over 300 apartment units and did a prior walk thru on all units with a check list that said as of today this is what I find, that needs to be cleaned and or fixed or replaced, We charged $3.00 to replace missing light bulbs. 45.00 to clean a fridge out, stove clean out was 65.00.

I do old fashioned way, buy paper and electronically research each one, we have been refining a list of about 5,000 for this years sale...

Hey BP, From experience, should I focus on getting a deal first or a buyers list?

I lean towards listing properties but have buyer clients as well.

@DeMarrius Payne,You may want to build your buyers list FIRST and know their investing criteria.

A track lighting fixture may be one of the cases where an LED bulb in an existing fixture, may be the better choice over integrated, non-removeable LEDs, as they are not behind a shroud to hide a defective diode.For comparison purposes, I have had two of the larger integrated LED fixtures listed a over, and five of the smaller integrated fixtures listed above installed for two years at my home, and have yet to notice a single LED failure.

I have an extensive list of trusted trades (HVAC to plumbers to roofers) to share. 

Here is the scenario.My partner and I listed our flip property on sale.

@Chris Reeves  I think what your thinking about is this.seller list property you offer full price all cash no contingencies.. seller rejects.. there is a mechanism for the listing agent to get paid.. buyer still does not get the property but the listing agent and maybe the other agent can sue for their commission because they brought in a ready willing and able buyer according to the listing agreement....
