My thought process is on the global level, such that I look at my cumulative picture vs an exclusive property by property.  

I would also get an inspector or basement expert of some kind (We don't really have basements in most of Texas, so I don't know who specializes in that kind of work.) to look at the property and give you an estimate of the cost & duration of effort.
