@Lance Stokes Look into a local REIA in your area to join to gain access to a large network of like-minded people.

The strategy works and often in a few months we have made huge gains on the property, the rent roll, and the return.

I should add, I have previously worked in real estate ( license is expired, but I would be willing to renew for the right opportunity) I have a Master's degree in Administration, and a Bachelor's in Business Finance...

But at the prices you are paying now I think it would be tough to ask for big appreciation gains.

You can also live in the rental for the first two years and save on the Capital Gains tax.

If you want to swing for the fences and make some bigger gains, then other strategies definitely work better.
