Essentially you need to treat tenants more like employees of yours as opposed to customers.

TL/DR Version:  How do full-time employees in the greater NYC area invest (especially locally)? 

It was the combination of these two that fostered the environment that has allowed me to do well. 

But personally I plan to just keep doing what I’m doing - build up cash to invest, foster relationships with private lenders and commercial lenders and agents, and buy for cash flow.

I keep it low maintenance and she keeps me in her loop of interested investors.She sends me renters that are new to the area and often new local government employees.

This does not include any other employees.

@Dave Foster The government is definitely not in the business of simplifying things!

If you honestly believe that I keep inflated prices and am not "competitive" because I somehow want to keep that rate vs dropping and getting more business than I can handle (and pay for some overseas call center or part time minimum wage employees to deal with all the calls) I will say you are mistaken.
