@Bryan Otteson Not  sure about the proper lingo, they're the one piece things with the dryer on top, usually smaller to fit in a closet type space.Sorry, car & trucks somehow just isn't a category that draws me in.

I made a few mistakes as I felt guilty that I was not around to help so was more than accommodating for additional perks (pest service contract, allowed reimbursement for spoil food when refrigerator has issues, professional carpet cleaning at lease renewal and a few more).

If you're going to open up a fast-food restaurant, I could go to the Internet and start searching for how to open a restaurant, how to get permits, how to find the right location, how-to how-to how-to. 6months later you THINK you have the information you need, and maybe find you're location selection was horrible because it wasn't all about price..

Cheap fix.If your tenant was willing to do a little investigating for you, they could use drops of food coloring to tell you which was leaking.If it's that much water, did you make sure there isn't a leaky pipe in the walls / in the lawn (coming from the water main or some external valve)?

We told our tenants they could stay and pay the entire rent or move and we'd increase the rent to fair market value for the place.They stayed another year and then took off with 2 weeks notice and no last month rent, leaving a total mess behind including broken appliances they moved IN with (poor people tend to save EVERYTHING) a decrepit chest high freezer they unplugged half full of food that was impossible to describe as it was covered with maggots by the time we found it, and enough cheap clothing and mismatched shoes to clothe a one legged woman for a year.And these was a family where mom and dad were in their late 50's and dad was still working (the "best" kind of Section 8 family to find).
