We have found that putting an eyelet for the discharge hose into the drain line keeps the discharge hose from coming halfway out the drain line from the pressure and prevents leaks.If your washer is on the upper floors and not ground level it is a good idea to have a drain pan or a drain in the floor that is tied into the drain pipe for the discharge hose.Some tenants have older washers and when they go out the water is known to go everywhere.

well... you would think that would be the case... but...this property is in a city that has no zoning, no formal way of evaluating a property and has no history of inspecting a property.home sits on 8 different lotsfurther, this isnt a rehab. the corporation who bought the home upgraded beyond belief. beautiful trim, accents, original antique knobs, new cabinets in kitchen, new appliances, new texture on walls, tasteful paint in all rooms, fans in each room, 2 big *** HVAC units, foundation repaired, new roof (although an E1 tornado touched down 1/10th of a mile from the home yesterday), new windows, gorgeous flooring is original and was refinished 2 years ago - clean, clean, clean and even cleaner!

I also purchased two more residential lots and have began working on floor plans for one of the two.I always do an inventory at the first of the year with regards to current status of commodities and assets and increase or decrease accordingly.

30+ DOM means nothing. 90+ DOM, structural issues and price reductions might mean something.180+DOM, structural issues, mold, a green pool, no drywall or flooring and a TON of price reductions MIGHT make me interested in something off the MLS.

Depending on the chain they have a selected broker handling their growth and searches for them.The restaurant also has a builder that does spec work for them.Not all restaurants have free standing and some only have in line models.You have to see what the product mix is for the area.Example if 20 pizza places are in a 2 mile radius the saturation rate might be to high for a particular restaurant.They look at demographics,price for the land,required easements,traffic flow for time of day whether they are mainly a lunch driven business or dinner.Shape of the parcel for architectural work,flow,and what model of restaurant they can build there.Example a franchise has 3 size models.Data for the area suggest the biggest model.Your parcel would only fit their smallest building.In that case they might see about buying another parcel to increase size or find another location.Chain restaurants usually lease the space so they can free up capital to keep growing locations and their brand.

Im concerned that once the repairs are done the tenants will use it as a bedroom, which is unsafe.Should this space be left as-is?
