@Travis Hatch - I got a guy that redid my basement, changed out my panel, and fixed up my aluminum wiring as well.

Any deductions (including mortgage tax, insurance etc.) added there was split accordingly and corresponding amount was shown under rental deductibles.

New investor here and I’m looking to pull the trigger on a flip however I’m having a hard time picking the right amount to spend on a purchase and rehab because I don’t have an idea of what a full gut should cost. 

Yes, fix it if you can, but as @Joe Homs said, find out who is wrong and who is right.

Our monthly mortgage amounts to around $2,000, while we generate $1,400 in rent for the upper unit.

If you're interested in fix & flips and haven't already, read "The Book on Estimating Rehab Costs" by J Scott to have some framework when walking properties.

I was left with an excessive water bill ($10k) at my 4-unit property as they failed to fix a water leak, which I complained about once I noticed a spike in the water bill.
